Pagosa Lakes

This area between Piedra Rd. and N. Pagosa holds the largest population in Pagosa Springs. Mostly governed by PLPOA (Pagosa Lakes Property Owners Assocation), it includes over 27 different subdivisions, including condos and townhomes. Lot sizes are normally 1/4 to 1/2 acre, although areas like the Meadows include 3-8 acre parcels.

Five lakes are spread throughout this area, giving it its name. Central water and sewer are available almost everywhere.

Aspen Springs 1-6
This large area is located about 10 miles west of town, off of Hwy 160. Most residences include small acreages. There are no covenants, rules or restrictions in this area. Central water is not available, so the majority of homes have cisterns and haul water or have it delivered.

Aspen Springs is often the most affordable place to live in Pagosa and its varied terrain includes, forests, trees, meadows, and more. However, its lack of water and covenants make it an area that varies widely. Phone and electric are available to most areas. however some of the parcels and residences further out are off the grid.

Northern Subdivisions
Located around upper Piedra Road, Snowball Road and Four Mile Road, these areas are more removed from town and usually offer amazing views and acreages. Some properties have central water, although many are on well and septic.

Upper Piedra Road Area

  • Eagle Peak Ranch - 35+ acre parcels
  • Pagosa Peak Estates - 5 to 8 acres, some parcels larger
  • Rendevous - gated community with 35+ acre parcels
  • Teyuakan - 3 to 5 acre parcels
  • Wildflower - 3 acre parcels

Four Mile Valley (areas off of Snowball Road and Four Mile Road)

  • Hidden Valley Ranch - gated community with 35-55 acre lots
  • River Ranch - gated community with 35+ acre lots
  • Elk Run Estates - 35+ acre lots

Southern Subdivisions
Generally accessed via Trujillo Road or Cat Creek Road.

  • Cat Creek Estates - 35 acre parcels, no central water, down Cat Creek Road
  • Pinon Hills - gated community with 35+ acre parcels, no central water
  • Bear Springs Ranch - very small community with 35 acre parcels
  • San Juan River Estates - 1 to 2 acre lots, no central water, down Trujillo Road about 17 miles

Located between downtown and uptown (Pagosa Lakes), this area offers four subdivisions:

Upper Hwy 84
Located on both sides of Hwy 84, the 'upper' section is closer to the town of Pagosa Springs.

  • Echo Canyon Ranch - gated community with 37 to 70 acre parcels
  • Echo Lake Estates - small area offering 3 acre parcels
  • Holiday Acres - larger development with 3-8 acres
  • Loma Linda - higher end development, most with 3-5 acres
  • Pagosa Pines - mostly flat terrain with 5+ acre parcels
  • Blue Lake Estates - small area behind Echo Lake offering 2-4 acres
  • Continental Estates - small area offering 3+ acre parcels
  • Tierra del Oro - small development with 35 acre parcels

Lower Blanco
The river valley includes:

  • Carri Blanco Cabin Sites
  • Rio Blanco Cabin Sites
  • Rio Blanco Valley
  • Hudson Rio Blanco

Upper Blanco

  • Blue Mountain Ranches - further out, 1-5 acres

Off Mill Creek Road

  • High West - 1+ acre lots with no winter access
  • Mill Creek Meadows - very small subdivision with 35-75 acre lots
  • Rito Blanco Ranch - gated community with 35+ acre parcels

From about the Blanco River down to the New Mexico border off Hwy 84. This area is further away from the town of Pagosa Springs.
